This rental is located on floor 1. Parking notes: There is free parking available for 2 vehicles. If there is more than 2 vehicles, there is free parking out by the security gate. You will be provided a unique code for the front door and this will only be enabled for the duration of your stay. Clubhouse hours: Concierge: Monday - Sunday 9AM to 6PM Fitness center & pool: Monday - Sunday 9AM to 8PM Tiki Bar: Wednesday - Sunday 12PM to 8PM Our home has a Google Nest thermostat for comfort and efficiency. The AC can be set between 70–78°F to ensure smooth operation in the Florida heat. House Rules

GARBAGE Please remove all trash and food from the home. We will provide you with 10 garbage bags per stay. Any garbage left upon guest check out and guests will be charged $100.00. The garbage goes in the bins in front of the garage door. Trash is picked up on Monday - place all BAGGED trash in bins by Sunday evening. Recycle is picked up on Friday, place at curb on Thursday night. No glass KITCHEN Please remove all food/drinks from fridge and cabinets. Please rinse and place dirty dishes, cups, pots, pans and silverware in dishwasher. Please do not use metal utensils on pans as it will scratch up the Teflon. Use only plastic utensils when cooking. PERSONAL ITEMS Please check for personal belongings (especially phone chargers) If any items are left behind, the cleaners are instructed to throw items away. NO RV'S OR COMMERCIAL VEHICLES PERMITTED. PETS Pets allowed upon approval. No pets over 35lbs are allowed in the unit. NO SMOKING inside the home. $2500 fee will be charged if home smells like smoke. Smoking on patio with door closed is permitted. NO PARTIES ALLOWED If police are called out to the house for noise or party related complaints, Guest will be charged a $250 fee and could be asked to leave. Small birthday gatherings are allowed. No more than 15 people permitted. NO GUNS OR WEAPONS NO EARLY CHECK IN/LATE CHECK OUT $100 late check-out fee will apply without prior request/approval. TOWELS/LINENS Please bring your own wash clothes. Do not use towels to remove make up, grease etc. $20 charge for each towel that is missing, stained and or damaged. $50 charge for any missing, damaged or stained bed sheets, pillow cases or comforters. NO MOVING OF FURNITURE All interior and exterior furniture must remain in its place. A $200 fee will be charged if any interior or exterior furniture is moved from its original place. CHECK-IN DAY GATE ACCESS Please text me the full names of all guests and visitors that will be driving a vehicle. I will reach out to you via text the day before or morning of check in with the access codes for the home. PLEASE CHECK THE HOME UPON ARRIVAL. TAKE PICTURES OF ANYTHING BROKEN, DAMAGED OR MISSING LIKE TV REMOTES. (Please don't send pictures of stains or dirt, or just normal wear and tear) AND SEND TO ME VIA TEXT SO THAT YOU ARE NOT CHARGED AFTER CHECK OUT. UPON CHECK OUT, ALL DOORS AND WINDOWS MUST BE CLOSED AND LOCKED AND AC MUST BE SET TO 78 DEGREES. YOU WILL BE CHARGED $25 PER MISSING REMOTE AND OR $25 FOR EACH DOOR OR WINDOW LEFT OPEN AND $25 FOR THE AC ON ANY NUMBER OTHER THEN 78. Please be aware that a starter kit of complimentary toiletries will be provided for your stay. Any additional supplies must be supplied by the guest.

My family of 3 stayed at this home and had an amazing time. The house had everything needed in the kitchen for everyday life (cutlery, plates, cookware, dishwasher) and the living and sleeping area are exactly as pictured! Trevor was always very responsive with any questions we had and always friendly and went above and beyond to make sure we were happy on our vacation. The pool was our favorite place to be!! We enjoyed our stay and hope to be back soon!

We stayed at the villa for 14 nights and everything was perfect, on arrival the villa was spotless clean and the little additions of small toiletries was really a nice touch, the beds and pillows were so comfortable, plenty of spotless white towels as well as lots of pool towels, the owner was very quick to respond to any questions we had and the door lock code was very handy as you didn't have to carry around keys, there was supermarkets 2-3km each way as well as plenty of fast food restaurants within 1or 2 km from the property, a pizza place within 1km walking distance if you fancy a stroll. The club house is a great addition which has a huge pool as well as gym, games and a bar with stuff going on some days, and its only 2 mins walk around the corner. The Pool furniture could maybe do with a bit of updating but other then that we really enjoyed our stay and would definitely recommend the villa for a very enjoyable stay in Orlando The pool furniture could do with a bit of upgrading but nothing that would spoil your stay

Everything was seamless from start to finish. Check-in was very easy. The place was super clean. Easy access to the parks, which were within 30-40 min. Trevor was a great host that responded super quick to any questions was willing to address any concern. It was a great place. Thank you for allowing us into your home!

The house was great. We enjoyed the house itself and its surroundings. It was a great place to stay for our Disney vacation. A point of note is that the heating for the hot tub is connected to that of the pool so if you want the hot tub then select the heated pool option. This isn’t a negative, just something to know before going. Trevor was responsive and helpful. We liked our stay and would stay here again.

Fantastic stay for our family of 5. We loved the pool, the table tennis and pool table. The kids were very happy with their themed bedrooms. Everything we needed at the residence, found everything clean/tidy. Quiet neighbourhood. Clubhouse swimming pool, mini golf, pickleball and bar all enjoyed! c.30min drive to Disney parks. 24 hr check in was helpful. Friendly, clear, timely communications from Trevor throughout. Recommended!

Where do I start. From start to finish this was an exceptional property. The location was brilliant. Trevor answered my many questions prior to staying very promptly and in great detail. Brilliant host and he is always willing to assist. The location is perfect. Just off the 27 and very close to all amenities and far enough from the park to get out of the hustle and bustle of the parks. The villa exceeded any expectations. Very clean and tidy. The pool is brilliant along with the hot tub. Perfect after a day at the parks. The games room was also brilliant. Providing entertainment when we returned from a busy day at the parks. Family holiday and just landed back in the UK this morning and already looking to return. Thanks Trevor for being such a great host and allowing us to have a very enjoyable time.

From check-in to check-out the process was easy and smooth. My family and I were absolutely pleased with the home and everything that was provided. The home provided every cooking utensil I could need to even a vegetable steamer ( which I've never came across at an AIRBNB so with something as small as that kept me very pleased). Trevor even provides extra bedding cots, blankets, pillows and even a playpen. I would definitely recommend 👌🏼 10/10
